A Home Condition Report is one of the optional documents that can be included in your Home Information Pack.
The report contains information regarding the physical condition of a property which buyers, sellers and lenders will be able to legally rely on as an accurate report. It is similar to a Homebuyer Survey and makes both the seller and the buyer aware of any works or repairs that may be needed to the property, prior to purchase or sale.
It is a legal requirement that the report is:
- Carried out by a Certified Home Inspector
- Must be written in plain English and use no technical jargon
- Gives you comprehensive information on work or repairs that may be needed to the property, so reducing the likely hood of hidden surprises.
- A Surveyor may only carry out a Home Condition Report if he has a Certified Home Inspection qualification.
Benefits of a Home Condition Report for both buyers and sellers:
- Sellers have an early opportunity to carry out repair work on any defects prior to sale
- By having an accurate report on the property there is less likely hood of buyers pulling out later in the sales process because of unforeseen problems and defects
- If a seller has included a Home Condition Report the buyer reduces the risk of being faced with unexpected repair bills and any other potential surprises
- Buyers and their mortgage lenders have a legal right to rely on the report, so can be given to a lender when they make their valuation and a detailed site inspection will not be required at your cost.
