                              What is a Schedule of Condition / Inventory

A Schedule of condition provides a fair and accurate record of the main contents and condition of the contents and the internal condition of a property before, possibly during and after a property has been let.

An assessor visits the property and itemises the main physical contents the landlord is leaving in the property before it is let. The items will be individually noted and any comments made regarding its condition and a condition rating given to them, these should all generally be in good condition. Either a comprehensive Schedule of condition and inventory can be undertaken or a basic one which includes just the main items.

A schedule of condition also includes the internal fabric and condition of the property. This again will have noted comments on the condition of floors, walls, ceilings etc and if necessary photographic evidence taken.

Once the Landlord approves the completed schedule of condition and or inventory, it can then form part of the tenancy contract and the 'Lessor' can agree at the beginning of the contract with the condition that  has been stated and any comments made. This will be invaluable at the end of the tenancy contract when Deposits etc will have to be returned and eliminates any 'dispute' over conditions of the internal fabric and contents of the property.

Once the tenancy is over a second schedule of condition and inventory is carried out and compared with the original ,the return of deposits etc will be based on any 'dilapidations' to the fabric or contents of the property.

It should be noted that 'fair wear and tear' must be applied to all items with consideration to the length the tenants have been in the property.
